In 2020, the Town of North Elba and the Village of Lake Placid completed a Joint Community Housing Needs Assessment and a Short Term Rental Assessment. The study identified critical housing issues facing the Lake Placid community with a focus on preserving a year-round working population. Results of the study were published and shared with the community in early 2020.

- The Lussi family helped to establish this complex with one- and two-bedroom apartments on the hill behind the Crown Plaza, off of Wesvalley Road near Cummins Road.
- The plan includes sixty (60) apartments in total: 40 one-bedroom and 20 two-bedroom. Those making 50% - 60% of Area Media Income (AMI) are eligible to rent the apartments for longer terms.
- It is anticipated that there would be a minimum charged for each apartment type, that is a minimum for a one-bedroom and a minimum for a two-bedroom. A renter would pay either the minimum for the apartment or 30% of the household’s income. See the AMI table below for details.
- Site preparation is underway and the apartments would be available for rent in early 2023.
- There will be a public laundry room with washers and dryers. No in-unit washer/dryer hookups will be available.

Area Median Income (AMI) Explained
The Housing and Urban Development department of the U.S. Government has established a way to help communities set income and rent requirements when providing affordable housing. This method is known as the Area Median Income (AMI).
The AMI the midpoint of a region's income distribution, meaning that half of households in a region earn more than the median and half earn less than the median. A household's income is calculated by its gross income, which is the total income received before taxes and other payroll deductions.
